Development News

Recently completed projects by the Association include:-

Grantfield, Lerwick.

DITT Construction Ltd completed 14 two person & 2 three person flats early in 2010. The estate is known as Da Vadill. All properties are connected to the local District Heating Scheme and incorporate Whole Home Ventilation Units with Heat Recovery. All flats are insulated to a very high standard which complements the economic heating system in order to achieve our aim of providing truly affordable homes. The properties attracted a lot of interest when advertised for let and have proved to be very popular with their tenants.

Northpark, Gulberwick.

JHB Ltd have recently handed over the last of eight new properties built in Gulberwick early in 2010. All properties have highly increased levels of insulation with fully controllable electric heating systems. The properties have all been designed with large gardens and to take advantage of the wonderful views over Gulberwick Bay, and have already generated very positive feedback from the new tenants who received their keys early in December 2009.

Ladies Mire, Brae
The contractor Hunter & Morrisons completed six new properties in Brae which were allocated early 2010. The new homes have been designed by PJP Architects and incorporate additional insulation with service voids to minimise draughts. Exhaust Air heat pumps have been used to provide affordable heating and hot water as well as supplying the properties with pre-warmed fresh air.

Work on a number of projects is still continuing in order to help reduce waiting lists throughout Shetland.

Quoys Ph 3, Sound, Lerwick.

E & H Building Contractors Ltd has been progressing works on 34 new homes designed by Richard Gibson Architects with a number of properties now at the wind and water tight stage. All properties being developed have Whole House Ventilation and Heat Recovery systems as well as being connected to the Lerwick District Heating Scheme.
The contract is on programme with completion due in March 2011. Twenty properties at Grodians, as the completed phase will be known, are being handed over in early September 2010 as part of a phased handover.

Houlland, Sandwick

Farquhar and Jamieson are progressing well with the 20 new houses in Sandwick. There is a mixture of 3 & 4 person properties with Exhaust Air heat pumps providing affordable heating and hot water in highly insulated houses. This contract is due for completion by the end of summer of 2010. Twelve of the properties were occupied in July 2010 as part of phased-handover by the Developer.

Eshaness
Planning permission has been received for the development of two houses in Eshaness. Detailed designs and costs have been tendered by a number of firms, and work is expected to complete in June 2011.

Aith
The contract to build 10 new, family homes in Aith has been awarded to T&N Joinery Ltd and we hope to complete the houses in April 2011.

Cullivoe, Yell
Work has been started by T&N Joinery Ltd to build six new, family homes similar to those in Aith and are designed by Redman & Sutherland , Architects. We expect work to be completed in June 2011.

Former Baptist Church, Lerwick
We have received planning permission and funding approval to commence the conversion of the former Baptist Church into six, 1 bedroom/2 person flats. Work is expected to commence in late summer 2010 and be complete by summer 2011.

Herrislea, Tingwall
Having obtained planning permission and acquired a site at Herrislea, Tingwall to provide 10 houses and flats the Association is now arranging funding with a view to begining work on site in Autumn 2010. Completion of the project is expected early in 2012.

North Star/Mooneys Wake, Lerwick
We have acquired the former cinema and night club. Gilberts (Architects) were awarded the contract to design 15 new flats on the scheme. This project has received planning permission and will progress when funds become available.

Site Investigations
As well as the developments mentioned above we are also investigating several sites throughout Shetland. Assuming we receive favourable reports and planning permission in these areas, we anticipate having over 150 houses and flats developed over the next 4-5 years.
