Our Festive Opening Hours

The Staff at Hjaltland Housing would like to wish all of our tenants, customers & contractors, a very Merry Christmas & a very Happy New Year.
Please see below for our festive opening hours.

If you are a tenant & have an emergency repair during these times, please phone our out of hours service on 01595 692387.

An emergency arises where there is danger to life or limb or serious damage to property. We aim to undertake emergency repairs within 6 hours & the following are emergencies:

• A failure in the mains electrical supply, other than a power cut
• A dangerous electrical fault
• A burst water pipe or water tank
• A blocked drain, if there is serious leakage
• A blocked or totally unusable WC, if there is only one in the house
• A property that is insecure, with a broken window or a damaged door, following an event such as a break-in or possibly storm damage

If someone is locked in or locked out if they are or have:
• An elderly person
• A disabled person
• Children or other vulnerable people living at the property

Where there is a total loss of heating with no alternative heat source, we will complete this repair within 24 hours. Where the issues are complex and can't be resolved within the timescales, an alternative heat source (e.g. plug-in heat) will be supplied.

In addition to providing an emergency repairs service cover for this period, we will also deal with any ‘essential’ repairs. These would be repairs that are not classed as an emergency in terms of our Maintenance Policy above but where it would be unreasonable for a tenant to wait for the matter to be dealt with over an extended period of time and/ or where a situation may worsen.
Essential repairs would include things such as:

• A non-vulnerable tenant who is locked out of their home
• A blocked toilet where there is another toilet in the property
• A containable leak from the heating or hot water system
• Loss of heating or hot water

Where a tenant reports an essential repair after 5pm, a contractor visit the following day would be adequate.
All other repairs should be reported to our office on Thursday 4th January 2024.

Please remember that it is important to ensure that you cover your rent during this time. You can pay your rent for over the Christmas and New Year period by phoning the office prior to us closing on the 22nd December. Please remember that for those of you who pay by direct debit we will take the payment on the 3rd January so it is important that you ensure there are funds in your account to cover this.

There are a lot of demands on our money at this time but please do ensure that you leave enough to pay your rent.
