North Staneyhill


The Association acquired a site within Lerwick on the North side of the Staneyhill back in 2015 which will enable it to increase the supply of affordable housing in the area. It is envisaged that up to 350 properties could be developed over a period of 10 – 15 years. The majority of the new homes will be rental accommodation but the site will also provide opportunities for those who wish to move into low cost home ownership via shared ownership/shared equity housing and rent-to-buy properties. Plots will also be made available for sale to private individuals able to self-build or commission works without grant assistance.

The combination of social and private housing will provide jobs and accommodation for those already living in Shetland as well as incoming key workers. This will unlock Lerwick’s growth potential which has been constrained due to a shortage of developable sites.

The Association understands the prominence and exposure of the site pose significant challenges in terms of design and as such commissioned a Masterplan to address such issues. The key outcome of the Masterplan is to provide a deliverable ‘route map’ that will guide future investment and achieve a mixed tenure development to make North Staneyhill and the wider community a vibrant, safe, and desirable place to live. To develop high quality architectural and design solutions for the area that reflects the views of stakeholders and the local community to ensure that its proposals meet the objectives of a successful and sustainable development plan for the area.

The Masterplan takes the form of three ‘Development Framework books’ along with an executive summary and will become Shetland Islands Council policy, as Supplementary Guidance to the Local Development Plan, if approved. It is currently in the final consultation phase and is available on the Shetland Islands Council website to view and comment on until the 19th January 2018.
